1. About these Terms

These Terms of Use ("Terms") govern your access to and use of the Neighbourhood Finder website and services ("Neighbourhood Finder", "the Service"), operated by Customer Engine Ltd ("we", "us", "our").

By accessing or using Neighbourhood Finder, you agree to be bound by these Terms. If you do not agree with them, you must not use the Service.

3. Eligibility and accounts

You may only use the Service if you are at least 18 years old and capable of entering into a binding contract under the laws of England and Wales.

If you create an account, you must keep your login details secure and not share them with others. You are responsible for any use of the Service under your login details, unless you have notified us of suspected misuse.

4. Nature of the Service (no financial advice)

Neighbourhood Finder provides data-driven insights, scores, rankings and comparisons about neighbourhoods and related factors. The information we provide:

  • is based on public, open and third-party data sources that may contain gaps, delays or errors; and
  • is intended as general informational guidance only; and
  • does not constitute financial, mortgage, legal or other professional advice.

You should not rely on Neighbourhood Finder as the sole basis for any property purchase, mortgage, investment or other decision. You are responsible for verifying information and seeking professional advice where appropriate.

5. Use of public and open data sources (licensing & attribution)

Neighbourhood Finder uses a combination of public sector information, open datasets and third-party data sources. These datasets may contain delays, gaps or errors and are subject to their own licensing terms. We cannot guarantee their accuracy.

5.1 Public sector information (Open Government Licence v3.0)

Parts of the Service incorporate or are derived from public sector information licensed under theOpen Government Licence v3.0 (OGL), including data from (where used):

  • Office for National Statistics (ONS)
  • Ofsted school inspection results
  • Police UK (where available)
  • Department for Transport (DfT)
  • Ministry of Housing, Communities and Local Government (MHCLG)
  • National Public Transport Access Nodes (NaPTAN)
  • Local authority and statistical geographies

Contains public sector information licensed under theOpen Government Licence v3.0.

Police UK currently excludes crime data from certain constabularies during technical transitions (for example, Greater Manchester Police). Where data is unavailable or incomplete, Neighbourhood Finder may omit, estimate or adjust related metrics. We will not be liable for any consequences of such gaps or limitations.

5.2 OS OpenData (Ordnance Survey) attribution

The Service may incorporate mapping layers, boundaries and geographic data fromOrdnance Survey OpenData, including (where used):

  • Boundary-Line
  • Code-Point Open
  • OS Open Roads
  • OS Terrain 50
  • OS Open Map – Local

5.3 OpenStreetMap (OSM) attribution

Maps, tiles, geometry or amenity data used within the Service may include contributions fromOpenStreetMap and its contributors.

We may preprocess or combine OSM data with other datasets for analysis. OpenStreetMap contributors do not sponsor or endorse Neighbourhood Finder.

5.4 Other open or public datasets

Neighbourhood Finder may also use:

  • broadband availability datasets (e.g. Ofcom, network operator data);
  • transport datasets (e.g. GTFS feeds, timetable and route data);
  • amenity datasets (for example, locations of schools, health services, green space, libraries);
  • local authority, planning or housing datasets where lawful and appropriate.

These may be subject to separate licences and update schedules. We do not guarantee their accuracy or availability.

5.5 Combined datasets, transformations and derived data

Neighbourhood Finder processes, aggregates and normalises data from the above sources to generate:

  • neighbourhood scores, indices and rankings;
  • comparisons between areas;
  • maps and visualisations;
  • derived metrics and composite indicators.

These derived outputs are original works created by Customer Engine Ltd and are subject to our intellectual property rights, except where restricted by underlying licences.

5.6 No warranty on external data

Public, open and third-party datasets are:

  • updated irregularly and sometimes retrospectively;
  • subject to corrections, rebasings or methodology changes; and
  • sometimes incomplete, unavailable or inconsistent between areas.

Neighbourhood Finder cannot and does not guarantee the accuracy, completeness or timeliness of any external data. You should not rely solely on these datasets, or our derived outputs, when making property, financial or legal decisions.

6. Profiling and segmentation

We may generate simple inferred indicators (for example, "high intent buyer") based on your activity and preferences. These are used to improve the relevance of the Service and to support our lead-generation model. They do not constitute automated decision-making that produces legal or similarly significant effects on you.

7. Leads and sharing your information with partners

Our Privacy Policy explains in detail how we handle your personal data. This section summarises how lead sharing works in the context of the Service.

7.1 Soft leads (no direct contact details)

Where you provide buying preferences, budget, deposit, mortgage needs or similar information, we may sharenon-contact data with selected partners (such as mortgage intermediaries) under our legitimate interests. We do not share your name, email address or phone number as part of a soft lead.

Partners may use this data to understand demand, refine their services or target content, in line with their own legal obligations and privacy policies.

7.2 Warm and hot leads (direct contact)

Where you explicitly request to be contacted by a partner, or submit a form that clearly indicates you want contact, we will share your details (for example, name, email address, phone number and relevant enquiry information) with that partner so they can respond.

By submitting such a request, you authorise us to transmit your information to the relevant partner and acknowledge that we are not responsible for how they subsequently handle your data, beyond what is described in our Privacy Policy and applicable law.

8. Acceptable use

You must not use Neighbourhood Finder:

  • in any way that breaches any applicable law or regulation;
  • to copy, scrape, harvest or otherwise extract bulk data from the Service without our prior written consent;
  • to attempt to reverse engineer, decompile or disassemble any part of the Service;
  • to introduce viruses, malware or other harmful material;
  • to attempt to gain unauthorised access to our systems, user accounts or data;
  • to infringe the intellectual property or privacy rights of any person; or
  • for any purpose that is abusive, fraudulent or misleading.

9. Intellectual property

We (or our licensors) own all intellectual property rights in Neighbourhood Finder, including the underlying software, design, text, images, logos, scoring models and data aggregation logic (excluding raw public data from official sources and third-party content clearly identified as such).

You may use the Service for your personal, non-commercial purposes only. You must not:

  • reproduce, distribute or publicly display substantial parts of the Service without our consent;
  • use any automated tool to access or query the Service in a way that exceeds normal human usage;
  • use our name or logo in a way that implies endorsement of a product or service without permission.

10. Availability and changes to the Service

We aim to keep Neighbourhood Finder available and up to date, but we do not guarantee:

  • continuous availability of the Service;
  • that the Service will be free from errors or omissions; or
  • that data will always be complete, current or accurate.

We may modify, suspend or discontinue all or part of the Service at any time, for example to:

  • perform maintenance or security updates;
  • add or remove features; or
  • respond to legal or regulatory requirements.

11. Disclaimers

To the fullest extent permitted by law:

  • the Service is provided "as is" and "as available", without any warranties of any kind, whether express or implied; and
  • we disclaim all warranties relating to accuracy, completeness, reliability, suitability or availability of the Service for any particular purpose.

We do not guarantee that using Neighbourhood Finder will lead to a successful property purchase, a particular mortgage outcome, or any financial benefit.

12. Limitation of liability

Nothing in these Terms excludes or limits our liability for:

  • death or personal injury caused by our negligence;
  • fraud or fraudulent misrepresentation; or
  • any other liability that cannot be excluded or limited by law.

Subject to the paragraph above, we will not be liable for:

  • loss of profits, revenue, business, goodwill or anticipated savings;
  • loss or corruption of data; or
  • indirect, consequential or special loss or damage, arising out of or in connection with your use of the Service.

To the extent we are found liable to you, our total aggregate liability in respect of all claims arising out of or in connection with the Service and these Terms shall not exceed the greater of:

  • the total amount (if any) you have paid us for access to the Service in the 12 months preceding the event giving rise to the claim; or
  • £50 (fifty pounds sterling).

13. Indemnity

You agree to indemnify and hold harmless Customer Engine Ltd and its directors, employees and contractors from and against any claims, liabilities, damages, losses and expenses (including reasonable legal fees) arising out of or in any way connected with:

  • your breach of these Terms; or
  • your misuse of the Service.

14. Children

The Service is intended for users aged 18 or over. We do not knowingly allow children to create accounts or submit personal data. If you believe a child has provided us with personal data, please contact us and we will delete it.

15. Changes to these Terms

We may update these Terms from time to time. When we do, we will revise the "last updated" date at the top of this page. If changes are material, we may also provide additional notice (for example, on the website or by email).

If you continue to use the Service after the updated Terms take effect, you will be deemed to have accepted them. If you do not agree with the changes, you must stop using the Service.

16. Governing law and jurisdiction

These Terms and any dispute or claim arising out of or in connection with them (including non-contractual disputes or claims) shall be governed by and construed in accordance with the law of England and Wales.

The courts of England and Wales shall have exclusive jurisdiction to settle any such dispute or claim.

17. Other important terms

17.1 Entire agreement

These Terms, together with our Privacy Policy, constitute the entire agreement between you and us in relation to your use of the Service.

17.2 Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.

17.3 No waiver

Our failure to enforce any provision of these Terms shall not constitute a waiver of that provision or any other provision.

17.4 Assignment

We may assign or transfer our rights and obligations under these Terms to another organisation. You may not assign or transfer your rights or obligations without our prior written consent.
